Linux server monitoring solution?

I'm a new sysadmin at a small business. I'm not unfamiliar with Linux, but I'm no pro.

We have a Linux server that I would like to setup some kind of monitoring solution for. Perhaps similar to LogMeIn Pro Alerts and Monitoring like on a Windows PC/Server.

I would basically like a service to email me in the event the server goes unresponsive, and possibly be able to get system information from the service (amount of free HD space, RAM/CPU usage, etc).

I'd prefer the solution to be free, but if it costs some per month or upfront, that's fine too. I just need some suggestions pretty quick.

The boss is also interested in possibly having a solution where the server isn't just backed up, but imaged or replicated periodically to another server, so that if the primary Linux server goes down, the backup server can quickly be put in place.
